In lieu thereof, the underlying floor area regulations shall apply, except that the provisions of Section 23-22 (Floor Area ¢ ¤ £ — – ˜ • ™ š Ÿ ™ œ ¢  Ž œ ™ £ ¤ ¢ ¹ à ž • Ÿ ˜ œ • ” ˜ Ÿ « ¦ – Ÿ – “ “ — • ” – — ˜ ™ ¶ ¸ – š ¡ – ˜ ™ œ § ´ š ” — £ Ÿ • ™ š – œ § ± ™ £ Ÿ • š ¤ areas#, shall be modified as follows in R6 Districts: (a) for zoning lots, or portions thereof, within 100 feet of a wide street, the maximum #floor area ratio# shall be 3.6; and (b) for zoning lots, or portions thereof, beyond 100 feet of a wide street, the maximum #floor area ratio# shall be 2.42.
